Holgate Square

Holgate Square was designed and created to fill an underserved void in Seattle’s Industrial Flex market. The idea being that smaller businesses needed more Flex space where they could office, warehouse, fulfill and ship without having to go to traditional industrial markets like the Kent Valley. Puget Properties acquired the site which was previously home to VECA Electric. We designed, entitled and developed the property in 2010. Holgate Square is known for its very low vacancy rates and high tenant retention. The project is comprised of addresses 920 S. Holgate, a 10 unit, 15,000 square foot commercial condominium building, 1756 Airport Way S., a 3,250 square foot office/warehouse building, 1762 Airport Way S., a 5,300 square foot office/warehouse building and 1770 Airport Way S., a 3,250 square foot retail/office building. Located just a few blocks away from Seattle’s Stadium District and even closer to various on and off ramps serving I-5 and I-90, Holgate Square is ideally situated in the vibrant Seattle Sub Market of SODO. Holgate Square spaces have abundant natural light, soaring ceilings, roll up doors and a safe and secure gated parking lot. Our project Architect was Steven Johnson with Johnson Oaklief Architecture and Planning and our General Contractor was Anderson Construction Group (ACG).

Findlay Place

Findlay Place is located in Georgetown neighborhood of Seattle. Puget Properties purchase the raw land and subsequently performed a short plat to allow for construction of a 4-unit commercial condominium building. We worked through and handled all entitlements for this project, built the building in 2008 and subsequently marketed and sold this asset. Finlay Place was an experimental flex project that proceeded our very successful Holgate Square project in SODO.

Charter Building

Located at 1900 Airport Way S. this property was previously home to Charter Construction a highly regarded General Contractor in the Seattle area. After purchasing this single tenant building and free standing warehouse, the spaces were substantially remodeled and new leases signed. A portion of the Charter building functioned as our “job shack” and command central as we built our Holgate Square project next door. This building would later be sold to the General Contracting firm Anderson Construction Group or ACG. ACG was the part of our construction team for the Holgate Square project and are still our neighbors to the south to this day.

Dakota Lithium

Located at 225 S. Lucile St in the Georgetown Neighborhood of Seattle, Dakota Lithium was previously home to Dresser-Rand, an American engineering and manufacturing company owned by Siemens Energy. We acquired this property as a value add opportunity in 2021 as Dresser-Rand was exiting the Seattle market. Improvements included expanding and updating approx. 2500 sqft of office, landscaping improvements, adding windows to the exterior, painting and exterior enhancements to the entry façade. We then stabilized the asset by signing a long term lease with Dakota Lithium, an electric mobility and battery manufacturer.
